4-Lane Bridge In Nerkundram To Link Poonamallee High Rd With Mogappair

Chennai: Residents of Mogappair will soon have better connectivity to Poonamallee High Road, thanks to a 100-ftlong, four-lane, elevated bridge that will be constructed over the Cooum river near the MGR University in Nerkundram.

The state highways department has called for tenders for the project and will issue the work order next month. The bridge will cost Rs 16 crore.

The need for such a bridge has been a long-pending demand. The existing road-level bridge over the Cooum, constructed about four decades ago, is in a dilapidated state and could collapse any time. The bridge does not even have parapet walls on either side and poses a hazard to users of the stretch, particularly at night. “There is an urgent need to build a new bridge here since the existing bridge has almost collapsed. Pedestrians and vehicle users have to be very cautious here. The danger is more at night when visibility is poor,’’ said Gopinath, a motorist.

The highways department’s move has evoked a welcome response from residents in Mogappair and Nerkundram.

“Once the new bridge is built, more people will prefer to use the adjoining Mogappair East Main Road, which links Tirumangalam Main Road near the Golden Flats bus stop to Poonamallee High Road in Nerkundram. It can even be made a bus-route road since it will reduce the travelling distance between Nerkundram and Tirumangalam Main Road, from six to three km. Similarly, people from Ambattur Industrial Estate can reach the Koyambedu bus terminus without passing Collector Nagar and Tirumangalam junction. The bridge can also lead to the introduction of a direct bus service from Avadi and Ambattur to Nerkundram, Maduravoyal and Vanagaram,’’ said Anantharaman, a Mogappair resident and a regular on MTC buses.

Currently, there is no direct bus service from Nerkundram and Maduravoyal to Ambattur Industrial Estate.

While highways officials said that the new bridge was scheduled to be completed in 18 months from the date of commencement of work, residents in the area urged authorities to ensure that there was no delay in the commencement and completion of construction work.

Rain Rain go away , Never Come again to Nolambur

With rain setting in Nolambur in last few days, the already bad roads are becoming worst , to say the least.

New pits are formed, shallow pits get deeper and deeper pits welcome you with full of water.

Single wrong step, you will be in hospital (beware no hospital nearby and in these damaged roads, travelling is a bigger pain....) later than sooner (no i have written correctly...)

BAD ROADS GIVE DRIVERS BUMPY RIDES

Drivers, beware: A slew of shoddy state roads await you -- and your vehicle.

All roads that are connecting Nolambur are worst. (Worst is a soft word).
All your vehicles will have to be replaced within 6 months if you travel daily in this area.

Car owners, beware, wheel allignment is a must once in three weeks.

If you want to live in any of the Formra, DABC,VGN apartments, you need a car. No public transportation is available. Even if urgent no auto is available.

To tell someone the route to reach ur apartment would be difficult task.

The bridge near golden eagle theatre has been closed from 09.09.09 (Excellent date !!!)

Welcome to the worst infrastructure destination in chennai.

Show cause notice - TNPCB

TNPCB has given show cause notice to all the apartments in the Nolambur area.
The issue is that the apartments have been built without the permission of TNPCB and sewage is sent out in trucks.
Real issue: All builders provide STP plants. But none of these work properly. Hence people who live are forced to use the trucks to dispose sewage.

There is no sewage line, no water connections (Ground water is bad... to say least. Water is brown in color.)

With more apartments coming (VGN,DABC,FOMRA) its going to be difficult to get good water to drink. Water table will go even lower.

Will local panchayat help ? But why should they, if there is no benefit for them. In democratic country, government staff need not work for the citizens... Right!!!

Hence new buyers please be aware of this.

From an area housing brick kilns until a few decades ago, Nolambur, a village panchayat to the west of the city, is emerging as a prime property attracting huge investments from real estate developers and home-seekers.
Sandwiched between Mogappair West and Ambattur Industrial Estate, Nolambur is witnessing rapid development of residential colonies. Spread over about 800 acres, the area is dotted with freshly-painted high-rise buildings, luxury apartments and independent houses.
Several places, such as VGN Nagar and Sriram Nagar, are abuzz with construction activity of massive apartment complexes. A resident of Nolambur, Grace Joseph, said, “My house is surrounded by apartment complexes. Several such big apartment complexes have come up in Nolambur over the last eight years.”
People working in the vicinity and those on the lookout for a better environment began moving into the area a few years ago. Soon, high-rise buildings would outnumber the independent houses, Ms. Joseph said.
Nolambur is gaining prominence despite lack of basic infrastructure and the continued threat of flooding during monsoon. Its proximity to well-developed areas such as Anna Nagar and Mogappair and connectivity to the city were some of the reasons for its growing popularity. According to Nolambur panchayat sources, the population has increased from about 3,700 to 20,000 in the past 12 years.
Residents recall that Tamil Nadu Housing Board set the trend by developing property in Phase I of Nolambur during the late 1980s. This was followed by the entry of private builders who began constructing houses to suit the requirements of different category of customers.
At least 10 builders are promoting residential projects ranging from a plot with eight apartments to huge complexes with around 300 apartments. A representative of one of the flat promoters said in spite of escalating cost of raw materials, several builders show keen interest in constructing high-rise buildings as the apartments get almost immediately booked once it is developed.
Reputed schools and hospitals within a 3-5 km radius also attracted the property developers and seekers. It is an area where land is available at about Rs.50 lakh to Rs.60 lakh a plot (2,400 square feet).
The going rate for a 1,000 sq ft apartment starts at Rs.35 lakh.
T. Chitty Babu, chairman and managing director of Akshaya Homes, says the area is being preferred by promoters as Nolambur borders the Ambattur industrial estate, which is emerging as a prominent information technology hub.
It is easy and time saving to get approvals as the area is not of agricultural use. However, long-time residents feel that the infrastructure development has not matched up to the mushrooming of residential apartments.
M. Selvamani, secretary, Nolambur Residents’ Welfare Association, says most roads are a shambles and the area is bereft of a proper sewer network, drinking water facility and parks. He raised concern over the spurt in high-rise buildings that may affect groundwater table and lead to pollution.
Nolambur panchayat president V.Rajan said the increasing real estate activity has helped the revenue of the local body increase three-fold since 2000. The funds would be used to provide basic amenities, such as roads and street lights.
“We have provided approval for two complexes with a total of 600 apartments in the last one year,” he said.
The area would soon get drinking water and sewerage network as Chennai Metrowater has proposed to take up the projects.
